Who can apply for an apartment at all?

Easy Answer: Anyone who is studying! Our housing offer is ready for students from Germany and abroad. As long as you have a student proof, you are very welcome!

What room options are there in E|1?

In E|1, there are a total of 20 attractive rooms spread over two floors, offering space for 36 students. Here you have the choice:

  • 4 x Single-Mode: Cool, cozy single rooms (for max. peace).
  • 16 x Partner-Mode: Spacious double rooms (each with its own generous bathroom).

Can I simply move in and out whenever I want?

Move-in: We make it easy for you! You can start your lease on the first of every month.

Move-out: Only possible at the end of the quarter (i.e., 31.03., 30.06., 30.09. or 31.12.). You can check all details on cancellation under 'Rental period and cancellation'.

To ensure your application goes through safely, you need these must-haves:

  • Student proof: Current enrollment or study certificate. (Not started studying yet? The admission is enough for the beginning!)
  • Your ID: Identification document or passport.
  • Non-EU passport: For all non-EU citizens, additionally the residence permit.
  • U18 rule: If you are still a minor, we need the permission of your legal guardians.

Do I have to repeatedly prove my student status during the rental period?

In short: Yes! Your contract only runs if you are a student. Therefore: Before your current study certificate expires, you must independently send us the certificate for the next semester

What service and goodies are there in E|1?

In E|1, the goal is that you can focus on your studies, but still have chill spots!

Your service highlights:

  • XXL kitchen: A fully equipped community kitchen is ready – perfect for your cooking sessions with your roommates!
  • Study & Chill Zones: Several bright lounge and study rooms are at your disposal. No matter if you have a group study session or just want to hang out, you'll find your spot here.
  • Laundry Service: Your own laundromat! Washing machines and dryers (via our service provider WeWash) are in the house.
  • Ride-Safe: Your bikes are parked safely and easily in the bicycle parking spaces directly in front of the door.

Can I view my desired unit in advance?

Quite briefly: Nope. Unfortunately, we do not offer on-site viewings. But no biggie! To give you an ultra-good impression of your future spot, we have uploaded pictures of the individual units on our website for you. Check the pics, then you'll see exactly what your room and the community spaces look like!

Are there car parking spaces?

My desired bed is taken. Can I be put on a waiting list?

Good question, but unfortunately not! There is no classic waiting list with us. But don't worry, this is the plan: Free spots are usually displayed as "available" on our website five months before the possible move-in. Since our tenants always move out at the end of the quarter, most apartments are back at the start at the beginning of the quarter! So check our website regularly to compare the free units.

Can I choose my roommate myself?

Safe! If you already know who you want to move in with, just state that in your application. You can enter the desired roommate in the comment field of your application. Matchmaking Done! No desired partner at the start? No problem! If you do not specify a desired roommate, we will simply assign someone to you. Let yourself be surprised!

How are the double rooms occupied (m/f/d)?

We keep it super flexible and open-minded! There are no strict rules with us – we are open to all students (m/f/d). Mixed rooms are of course possible with us! We always make sure that the allocation fits best and your vibe is right.

I need a landlord confirmation. How do I get it?

Easy Peasy: Just send us a quick message via our tenant portal! You don't have to worry about anything else – we'll take care of it and send the finished certificate to you immediately. Done!

Are pets allowed?

Your roommates are close to our hearts, so your animal best buddies unfortunately have to stay outside. Pets are not permitted, so that everyone in the residence – whether allergy sufferers or those seeking peace – can feel completely comfortable.

Are parties allowed in the residence?

We want you to have the perfect mix of community action and deep work in E|1. To ensure that everyone gets their sleep and the necessary concentration for their studies, our house rules apply with a quiet time from 10 p.m. to 7 a.m. Our community areas are of course the spot for your get-togethers, but here too we must observe the quiet times.

Fee

How much is the rent?

We make it clear for you! In E|1, there are clear prices:

  • Single room: Your own realm for 550 € monthly.
  • Double room: Your place in the shared flat for 400 € monthly.

What does the all-inclusive rent include?

The all-inclusive rent is your worry-free package! It includes the complete furnishing of your apartment including the use of the community rooms. The best part: All service charges such as waste, electricity, water and even Wi-Fi are already in there. Full cost control, no stress with additional payments!

Are there additional costs?

There are a few small extras: The laundromat is operated by our partner WeWash – so you only pay for washing machines and dryers if you also use them.

What about the broadcasting fee ("GEZ")?

The GEZ is not included in the all-inclusive rent. Every tenant must take care of it independently and comply with the reporting obligation. Better check that directly after your move-in!

How and when do I pay the rent?

Quite relaxed: Please always transfer your rent independently by the 3rd working day of the month at the latest.

Pro-tip: Better set up a standing order right away, then you can't forget it! Important: The payment must be received in EURO. Please state your name and your lease number as the purpose of payment, so that we can assign everything immediately.

Deposit

How high is the deposit?

To ensure everything goes smoothly upon moving in, a deposit of €800.00 is required.

Important for the schedule: The money must be in our account at least 3 working days before the start of your lease. As soon as the deposit has been received, you will receive a confirmation email from us via the applicant portal – that's virtually your "go" for the move-in!

Last-minute move-in? If you rent at extremely short notice, you can show us the proof of transfer in exceptional cases also directly on-site at the Bildungscampus.

But attention: Without confirmed deposit receipt, we unfortunately cannot give you access to the apartment. So best done early, so that nothing stands in the way of the move-in!

Is there an alternative to the cash deposit?

Quite directly: No, there is no alternative with us. We work exclusively with the classic deposit by bank transfer. Deposit guarantees or insurances are not ready with us – we stay with the proven way, so that everything remains clear and simple for both sides!

What do I have to consider when transferring the deposit?

To ensure your cash also arrives correctly, please transfer the deposit to the bank account stated in your lease agreement. Very important: Put your name and your lease number in the purpose of payment! And make sure that the transfer goes out in EURO.

How long does it take until I get my deposit back after moving out?

We won't let you wait forever! If everything fits when moving out and no payments are outstanding, you will usually have your deposit back in your account 6 to 8 weeks later.

Nice to know: We simply use the bank details for the refund that you gave us in the master data sheet when the contract was concluded. So you don't have to worry about anything else – it runs automatically!

Moving within E|1: What happens to the deposit?

I am moving soon, but already have a new lease for E|1 ready. Can I simply transfer the deposit?

Sure, we can manage that! If you have already paid your deposit to us, we will be happy to transfer the amount directly to your new lease relationship.

Your job in this: Just let us know briefly by the day you move out at the latest that we should let the money stand for the new contract. Since we work exclusively with the classic deposit by bank transfer, the whole thing runs totally relaxed and without paperwork for you. Move? Check!

Rental period and cancellation

Is there a minimum or maximum contract duration?

With us in E|1 you stay flexible, but with a plan: The minimum rental duration is 3 months. In total, you can set up your base camp with us for up to 3.5 years. This also applies if you change the contract in between. Important: All leases are limited with us.

My contract is expiring, but I want to stay – is that possible?

As long as you haven't cracked the 3.5 years maximum rental duration yet: Sure! Best check the available units on our website early. Since demand is often high, report in time via the tenant portal so that we can prepare a follow-up lease for you.

I am a dual student and only in Heilbronn in phases. What now?

You have two options:

The Pro-Way: You conclude a contract for your entire studies and sublet your room during your practical phases. The advantage: You coordinate directly with your exchange partner and have no stress with move-in and move-out dates.

The Flex-Option: You rent yourself in anew for 3 months each time. But attention: We cannot guarantee that a spot will always be free, and our dates do not always match perfectly with the DHBW phases.

Can I cancel my contract prematurely?

Your contract is for a fixed term and the duration is actually binding. However, there are exceptions where you can get out with a notice period of 2 weeks to the end of the month (proof required!):

You change the university or the location.

An internship or semester abroad in another city is coming up.

In case you are de-registered or finish your studies, both you and we can dissolve the contract with a notice period of 2 weeks to the end of the month.

Move-in and access card

When can I move in?

Your access is activated punctually for the first of the month (start of lease). To ensure everything runs smoothly the first time, we recommend arriving Monday to Friday between 08:00 and 17:00. Outside these times, there is only an on-call service. We therefore recommend moving in during the mentioned service hours.

How do I get into my apartment?

Your key is the CampusCard of your university. If you already have one, just give us the ID of the card during registration (or later via the tenant portal/contact form).

What if I don't have a CampusCard yet?

No stress! If your card is still in progress, you will receive a temporary access card from us. You can pick it up approx. one week before the start of the lease at the reception (Bildungscampus 9). We will send you all details again before moving in.

Can the card be sent to me?

Unfortunately no. Sending by post is not possible. But: You can issue a power of attorney to someone so that the person picks up the card for you

What must I absolutely have with me when moving in?

Can it happen that I can't get in?

Yes, that happens. If your deposit has not yet been confirmed in our account on the day of move-in or you do not have a valid study certificate at the start, the door unfortunately remains closed. In that case, we can neither give out the access card nor activate your CampusCard. So: Check everything in advance so that you can start right away!

Can I move in earlier?

Short and sweet: Unfortunately no. Your rental relationship and thus also your access only start on the first of the month. An earlier move-in is not intended – except in absolute exceptional cases

How does the handover work? (Important for you!)

When you enter your apartment for the first time, a handover protocol awaits you there.

Your job: Check the furnishings and all technical devices very carefully for damage. Enter everything in the protocol and send it to us digitally via the tenant portal. Important: The protocol is your protection! If you do not report defects immediately, it may be that you are held responsible for them when moving out. So: Keep your eyes open when moving in!

I locked myself out or lost my card!

Don't panic! Just go to the reception at Bildungscampus 9 – it is manned around the clock (24/7). There you will receive a replacement card. To get back into your room, you must activate the card for your apartment via the tenant portal.

Small catch: We will bill you a fee of €20 for the replacement card. In addition, you must return the card to us within 14 days!

Subletting

Am I allowed to sublet my apartment?

Sure, that works! The prerequisite, however, is that your subtenant is also enrolled at a university. As the landlord, we have to give our go beforehand. Important for you: You remain the main tenant and are therefore also responsible if something gets broken. You must create a form for the sub-lease yourself, as we do not have templates for it

What info do you need from me?

Just write to us via the tenant portal before you fix the deal. We will then send you an application for subletting. As soon as we have checked the documents, we will let you know. Cool feature: During the subletting, the name of your subtenant appears on the doorbell display and on the mailbox, so that the post also arrives!

How does the subtenant get into the house?

If your subtenant has a CampusCard, just send us the ID, then we will activate it. If no card is available, we will create an extra access card that can be picked up at the reception (Bildungscampus 9). We charge a fee of €20 for this.

Is there also portal access for subtenants?

Yep! From the first day of subletting, access to the tenant portal is open to your guest. The login works via the email address and the "forgot password" function on our website – so your subtenant can set their own password.

What about card loss or app usage?

Your subtenant can use all functions of the app – also the activation of a replacement card in case of loss. Pro-tip: If there are several rental phases, simply select the current relationship in the app settings under "Contracts".

Does my subtenant get a landlord confirmation?

In the portal, the certificate is created by default only for you as the main tenant. If your subtenant needs the document for the city, just write to us briefly via the portal – we'll help you further!

Is the subtenant allowed to let craftsmen in or hand over the room?

Craftsman appointments? No problem. Handover of the apartment at the end of the contract? That also works, but we strictly need a power of attorney from you for that. Please send this to us in advance by mail to e1@mail.schwarz. (Attention: Make sure that the E|1 address is used here!)

Move-out

When does the move-out take place?

Don't panic, we won't leave you out in the rain! About 4 weeks before your move-out, we will send you appointment suggestions. Grab an appointment that suits you promptly. Important: If you have been with us for longer than 4 months, we will do a short preliminary check beforehand to clarify any major damage directly. The actual acceptance always takes place on weekdays between 08:00 and 14:00. We take a break on weekends and public holidays – no move-out takes place then!

Who checks the apartment?

As a rule, an employee from the administration and one from technology will drop by to do the acceptance together with you.

What if I can't be there on the move-out day?

No biggie! You can authorize someone to take over the acceptance for you. Just let us know, then we will send you the form for the power of attorney. Important: We need the document signed by you in the original in advance!

Can I go back in briefly after the handover?

Nope. As soon as the acceptance is through, the chapter is closed. You hand in your access card (and partner card if applicable) directly at the appointment. If you use your own CampusCard, you keep it of course, but the access to the apartment will be blocked.

In what condition must I leave the apartment?

Your apartment must be completely cleared out by the appointment. And yes, cleaning it thoroughly once is mandatory! Pay special attention to these spots:

  • Refrigerator (empty and clean if necessary)
  • Sanitary facilities & shower cubicle (must be cleaned)
  • Cabinets (completely cleared out)

Pro-tip: The better you prepare, the faster and smoother the handover runs!

Oops, something broken? What now?

Whether it's a scratch in the floor or a striking lamp: If any damage or technical faults occur before your move-out, please let us know immediately via the tenant portal. This way we can take care of it in time and there are no nasty surprises at the handover appointment!

Sending moving boxes by post – is that possible?

Sure, but watch the timing! Your moving boxes must under no circumstances be parked in the hallway or in the community areas – these must remain free. So make sure that the boxes are picked up before you move out. If time gets tight: Ask a roommate if the boxes can stay in their room briefly until they are picked up.

Where to put things I no longer need?

Your old drying rack, dishes, or the additional shelf are not allowed to stay in the apartment or in the garbage room. Everything that is not part of the basic equipment must be disposed of by yourself at a recycling center.

Our tip: Why not simply offer your things to the E|1 community! Maybe someone will be happy about your dishes or your shelf – this way you save yourself the trip to the recycling center and still do something good.

Facilities

How is my apartment equipped?

We have laid the foundation for you! Each residential unit in E|1 comes with this modern setup:

  • Sleeping Area: Comfortable single bed (1.00 m) including slatted frame, mattress (with protective cover) and practical storage compartment
  • Workspace: Own desk with swivel office chair and enough storage compartments for your documents.
  • Kitchen-Vibe / Community kitchen: Fully equipped kitchenette with oven, hob, extractor hood, refrigerator (incl. ice compartment) and waste separation system
  • Dining: Dining area set with table and chairs
  • Bathroom: Wet room including waste bin and shower shelf
  • Extra-Storage: Various storage compartments for your stuff and a curtain rail with hooks.

What do I have to bring myself?

Your apartment is furnished, but you bring the personal touch! Please remember:

  • Bed: Blanket, pillow and your favorite bed linen.
  • Cleaning: Cleaning utensils and cleaning agents (vacuum cleaner etc.) are not provided.

Is there air conditioning?

Nope. But don't worry: All apartments have separate ventilation, which always ensures a fresh breeze and a pleasant indoor climate

What's the situation with TV and internet?

  • Internet: You get high-speed Wi-Fi. Just log in with your data in the E|1 Wi-Fi and your devices are ready.
  • Television: There is no classic cable or satellite connection. But with our speed, streaming is the better choice anyway – Netflix, YouTube & Co. run without stuttering!
